HOW THE PROCESS WORKS
These 12-step details outline each action we take to ensure a comprehensive tenant-finding process.
1. We will visit the property and estimate its realistic rental value, as well as advise on any improvements that need to be made, to achieve the highest rental income.
2. Prepare property details and fully market on the best-performing property portals and social media platforms.
3. Actively promote your property to our database of registered quality tenants.
4. Arrange and accompany viewings for prospective tenants, liaising with current tenants for access if needed.
5. Provide you with all offers received and negotiate on your behalf to ensure the property receives the highest possible income as well as the best-suited tenant.
6. Take up references on all prospective tenants using an independent referencing agency. This includes a “Right to Rent” check, credit referencing, previous landlord reference and income checks.
7. Inform you of current safety regulations relating to letting residential property to ensure you are compliant.
8. Prepare and provide all the initial tenancy paperwork to yourself and prospective tenants. Drafting a clear and comprehensive lease agreement that protects your interests as a landlord. We ensure all legal aspects are covered, providing you with peace of mind.
9. Collect the first month’s rent and deposit and request the tenant to set up the standing order for future payments directly to you.
10. Organise the preparation of an inventory and check in with the tenant.
